⚠️ Important Land Ownership Restrictions

Bengal Eastern Frontier Regulations of 1873: Due to this regulation and constitutional protections, direct land ownership by non-indigenous persons is restricted in Mizoram. However, investors from outside Mizoram can:

  • Enter into lease agreements with government, community, or private landowners
  • Form joint ventures with local partners for land access
  • Access land in investment zones being developed by the government
  • All lease arrangements require prior government sanction

Investment Zone Development

The Sustainable Investment Policy, 2024 introduces the concept of “Investment Zones” – ready-to-move-in spaces with surplus government lands being put to productive economic use. These zones will feature:

Forest Land Clearance

  • Register on National Single Window System (NSWS) portal at nsws.gov.in
  • Submit Intent to Invest through Invest Mizoram portal at invest.mizoram.gov.in
  • Provide basic company details and proposed investment information

Step 2: Land Requirement Submission

  • Specify land requirement (area, location preference, type of activity)
  • Submit detailed project report (DPR) including technical and financial details
  • Indicate infrastructure requirements (power load, water, connectivity)

Step 3: Know Your Approvals (KYA)

  • Use KYA module on NSWS to identify required clearances
  • System generates customized checklist based on your industry and location

Step 4: Land Allotment Application

  • Apply to ZIDCO for industrial land in designated zones
